The process, step by step.
No surprises. This is what happens from your first call until you receive the keys, whether you are investing in Paraguay or buying, selling or renting in the Canary Islands.
- 01Day 1
First conversation
You tell us how much you want to invest and what you are looking for: rental income, capital growth or living there. At our office in Vega de San Mateo or by video call, wherever you are.
- 02Week 1
Projects and figures
We send you the brochures, floor plans and prices of the projects that suit you, and go through the payment terms and completion dates of each one with you.
- 03Once you decide
Reservation
You reserve the apartment you have chosen. YBY Capital Paraguay S.A., our company in Paraguay, reviews the project documents and represents you in Paraguay.
- 04Signing
Purchase before a notary
The purchase is formalised before a notary in Paraguay, with all documentation verified before you sign. We tell you in each case whether you can sign remotely or whether it is worth travelling.
- 05During construction
Follow-up
Payments follow each project’s schedule, and construction is monitored from Asunción with regular reports. You keep dealing with us, in English or Spanish.
- 06Handover
Keys and beyond
You receive your apartment. If you wish, we take care of letting and maintaining it from Paraguay and help you with the residency process.
Spain and Paraguay
The first conversation happens in Spain, with us. Everything that happens in Paraguay is handled by YBY Capital Paraguay S.A., our own company, not an outside intermediary.
We give you project prices in euros. Before you reserve, we explain in writing what the price includes and which additional costs apply.
Every tax situation is different: before you decide, we review yours with a tax adviser.
Frequently asked questions
Do I have to travel to Paraguay to buy?
Not to choose a property: we show you every project at our office in Vega de San Mateo or by video call. For the signing before a notary, we tell you in each case whether it can be done remotely or whether it is worth travelling.
Who represents me in Paraguay?
YBY Capital Paraguay S.A., our company in Paraguay. It reviews the documentation for each purchase, represents you at the reservation and the signing, and monitors construction.
How long does it take to buy a home in Gran Canaria?
From reservation to signing at the notary, it usually takes four to eight weeks for a cash purchase. With a mortgage, allow two or three extra weeks for the valuation and the bank’s approval.
What taxes and costs are there on top of the price?
Resale homes are subject to property transfer tax, while new builds carry IGIC plus stamp duty. Notary, Land Registry and administration fees are added. Rates change, so we give you the exact figures in writing before you sign the deposit contract.
How much does OL6 charge buyers or tenants?
We do not ask buyers for any upfront costs: the fees are paid by the seller. When renting a main home, the agency fee is paid by the landlord, not the tenant.
Can I buy if I live outside Spain?
Yes. You need an NIE and a Spanish bank account, and we help you apply for both. You do not need to be at the notary in person: you can sign through someone with power of attorney.
What documents do landlords ask for when renting?
Usually your passport or NIE, recent payslips or an employment contract and sometimes references. The contract is drawn up under the LAU and the one-month deposit is lodged with the official body.
Do you visit the properties before listing them?
Yes, every one. We go in person and check their real condition before listing them. That is why our portfolio is small and there are no surprises at the viewing.
